We ensure that a client questionnaire is completed in detail at the outset so that we have a full understanding of the clients requirements and objectives. Below are examples of just some of the searches we have carried out recently:

 

Foreign buyer coming to London for 3 days to buy a property in London

Location: Kensington, Knightsbridge or Chelsea.

Budget:   Up to £2m.

Criteria:   2/3 bedroom apartment on at least the first floor of a purpose built block.

 

The client flew in to London for only 3 days in order to view properties which we had shortlisted for him. He was not familiar with the London property market and this was his first purchase in London. We showed the client a number of apartments priced at between £1.2m to £2m in order that he could appreciate the type of properties and space he could get within each price range. 

 

We secured an off-market 3 bedroom flat for him in Kensington at a price of £1.5m which was 10% below market value. There was another interested party who had offered £50,000 more for the apartment but we managed to negotiate with the vendor to give us first option as we would exchange contracts with 2 weeks and complete immediately after. We closely managed the conveyancing process by liaising with our clients solicitors and ensured that exchange of contracts took place within the stipulated 2 week period.   

 

 

Foreign client who was referred to me after a bad experience with another property company

Criteria:  3 bedroom, 2 bathroom apartment

 

This buyer was referred to me by an existing client of mine and who had signed up with another property sourcing company in London. They had taken an upfront non-refundable fee of £3,000 from the client and had failed to deliver any properties which met with his requirement since he signed up with them 2 years earlier.

 

We found him a lovely 3 bedroom apartment on the first floor within 3 weeks at a price of £750,000. The apartment was in a block which offered 24 hours concierge. This apartment was secured at well below market price as the vendor was a distressed seller and we were brought the deal for a quick cash sale. The client was delighted with the apartment in terms of the price, specification, speed of delivery and the personalised level of service that he experienced from us. 

  

 

We source properties for clients from single flats/houses to bulk multiple flats in a single block located in and around Central London at below market value. Our investor base have had a wide spectrum of budgets ranging from £300,000 to £50million.
